Privacy Policy

Effective date: September 20, 2026

This Privacy Policy explains how Summit Residential Solutions LLC (“we”, “us”, “our”) collects, uses and protects personal information when you visit https://summitresidentialsolutions.com or contact us through it.

Who we are

Our website address is: https://summitresidentialsolutions.com.

Summit Residential Solutions LLC is responsible for the personal data described in this policy. For any question about this policy or about your personal data, you can write to us at [email protected].

What personal data we collect and why we collect it

Contact forms

When you send us a message through one of the contact forms on this website, we collect the information you enter:

  • your name;
  • the name of your property or community;
  • your email address;
  • your phone number (optional);
  • the number of units (optional);
  • the content of your message.

We also record technical details of each submission — the date and time, the page you sent it from, your IP address and your browser’s user agent — in order to protect the forms against spam and abuse, and to keep a record of the request. We use Cloudflare Turnstile to verify that a submission comes from a person and not from an automated bot; Turnstile does not use your data for advertising.

We also store a record of whether you ticked the marketing consent box and when you did so, so that we can demonstrate that you consented.

We use the information you send us to answer your enquiry and to manage our relationship with you. We do not use it for any other purpose without telling you first.

Comments

Comments are disabled by default on this website. If they are enabled on a specific article and you leave a comment, we collect the data shown in the comment form, together with your IP address and browser user agent string to help spam detection. An anonymised string created from your email address (also called a hash) may be provided to the Gravatar service to see if you are using it; the Gravatar service privacy policy is available at https://automattic.com/privacy/. After approval of your comment, your profile picture would be visible to the public in the context of your comment.

Media

If you upload images to the website, you should avoid uploading images with embedded location data (EXIF GPS) included. Visitors to the website can download and extract any location data from images on the website.

Cookies

We do not set any cookies for visitors by default, and we do not use advertising, profiling or analytics cookies.

Two exceptions may apply:

  • Security cookies. Our website is protected by Cloudflare. If Cloudflare needs to verify that you are not a bot, it may set a strictly necessary security cookie (for example __cf_bm or cf_clearance). These cookies are essential and are not used to track you.
  • WordPress cookies. If you log in to the website, WordPress sets cookies to keep your session (login cookies last for two days, or two weeks if you choose “Remember Me”, and screen options cookies last for a year). A temporary cookie is also set on the login page to check whether your browser accepts cookies; it contains no personal data and is discarded when you close your browser.

We do use analytics, but a self-hosted and cookie-free one — see the Analytics section below. If we ever add advertising or profiling tools, we will update this policy and, where required, ask for your consent first.

Analytics

We use Burst Statistics, a self-hosted analytics tool, to understand how our website is used: which pages are visited, where visitors come from and which content is most useful.

This tool runs entirely on our own server:

  • It sets no cookies and stores nothing on your device.
  • It does not store your IP address or your browser’s user agent.
  • To recognise returning devices it uses a one-way, non-reversible value built from technical characteristics of your browser and device, combined with a secret that is destroyed every day.
  • Your data is never sent to Google or to any other third party, and no profile of you is created.

Because it uses no cookies and processes no personal data, this analytics does not require your consent — which is why you will not see a cookie banner on this website.

Embedded content from other websites

Articles on this site may include embedded content (e.g. videos, images, articles, etc.). Embedded content from other websites behaves in the exact same way as if you had visited the other website. Those websites may collect data about you, use cookies, embed additional third-party tracking, and monitor your interaction with that embedded content, including tracking your interaction if you have an account and are logged in to that website.

Marketing emails and your consent

Our contact forms include an optional consent box, which is not ticked by default. Ticking it is entirely your choice and is not required in order to contact us.

If you tick that box, we will add your email address to our marketing list so that we can send you occasional news and updates about Summit Residential Solutions. We use a double opt-in process: you will receive a confirmation email, and we will not add you to the list or send you any marketing until you confirm your subscription.

You can withdraw your consent and unsubscribe at any time, free of charge and with a single click, using the unsubscribe link included at the bottom of every marketing email, or by writing to us at [email protected]. Once you unsubscribe we will stop sending you marketing emails, and we will keep your email address on a suppression list so that we do not contact you again.

Unsubscribing from marketing emails does not affect transactional messages — for example, a reply to a message you sent us through a contact form.

We do not sell, rent or trade your personal information.

Who we share your data with

We only share your data with service providers that process it on our behalf and under our instructions:

  • Apptek Solutions — hosting, maintenance and technical support of this website.
  • Cloudflare, Inc. — content delivery network, DNS and website security (firewall and bot protection). Cloudflare also provides Cloudflare Turnstile, which protects our forms, and the email routing used for our domain email addresses.
  • SendPulse — delivery of the website’s email notifications, and the platform that stores and sends our marketing list if you have consented to receive it.

If you request a password reset, your IP address will be included in the reset email.

Analytics. The statistics we collect are stored on our own server and are not shared with any analytics provider.

How long we retain your data

  • Contact form submissions: for as long as needed to deal with your enquiry and for our internal records, and in any case no longer than 24 months, unless a longer period is required by law.
  • Marketing list: until you unsubscribe. After that we keep your email address only on a suppression list, so that we do not contact you again.
  • Server and security logs: up to 12 months, for security and diagnostic purposes.
  • Analytics: aggregated, cookie-free statistics stored on our own server. They contain no personal data, so no retention limit applies to them.
  • Comments: if comments are enabled and you leave one, the comment and its metadata are retained indefinitely, so that we can recognise and approve any follow-up comment automatically instead of holding it in a moderation queue.
  • Registered users: we store the personal information they provide in their user profile. All users can see, edit or delete their personal information at any time (they cannot change their username). Website administrators can also see and edit that information.

What rights you have over your data

You can ask us to access, correct, delete or restrict the personal data we hold about you, to object to certain processing, and to receive a copy of your data in a portable format. You can also withdraw your marketing consent at any time. To exercise any of these rights, write to [email protected].

If you are in the European Economic Area, the United Kingdom or Switzerland, data protection law (including the GDPR) requires us to tell you that: the legal basis for answering your enquiry is our legitimate interest in responding to you; the legal basis for marketing emails is your consent, which you can withdraw at any time; you have the rights listed above; and you have the right to lodge a complaint with your local supervisory authority.

In the United States, commercial email is regulated by the federal CAN-SPAM Act: every marketing email we send includes a clear and conspicuous way to opt out, and we honour unsubscribe requests within 10 business days (in practice we aim to process them immediately). We do not charge a fee for unsubscribing and you will never have to provide more information than your email address to do so. Your state of residence — including Utah — may also give you additional rights, and you may contact us to exercise them.

Where your data is sent

This website is hosted on servers located in the United States. Our service providers (Cloudflare and SendPulse) are also established in the United States and may process data in other countries where they operate. When personal data of visitors in the European Economic Area is transferred outside it, we rely on the safeguards offered by those providers (such as standard contractual clauses and their published data processing terms).

Visitor comments and contact form submissions may be checked through an automated spam detection service.

Children’s privacy

This website is intended for businesses and professionals and is not directed to children. We do not knowingly collect personal information from children under 13. If you believe a child has provided us with personal information, please contact us and we will delete it.

Changes to this policy

We may update this Privacy Policy from time to time, for example if we add a new tool or if the law changes. When we do, we will update the effective date shown at the top of this page. If the change is significant, we will make it clear on the website.
